The first step in the purchase of a new property is to determine it's value in use to the owner. Is this a property you want to live in or do you intend to rent or lease the property. The use of the property is very important to the investor due to the amount of time he or she will live in the property or maintain it's use. If the property is for personal use, then location, style, and condition are essential elements to consider. Do you want your property to be close to your employment or are there other factors which have a greater value to you such as schools, shopping districts, or recreational facillities.
     If you intend to rent your property, then the managment of the property is a factor. Dou you want to manage the property yourself, cut the grass, make improvements to the property and collect the rents, etc. If this is the case, I recommend obtaining a property which is close to you as fuel cost and time travelling back and forth to the property can become a factor in the enjoyment of your asset. However, if you intend to have a property manager handle this for you, then the cost of property managment will have to be calculated into the income potential of your property.      Secondly, With the purchase of real estate, the number one rule is location, location, location. This is an extremely important important consideration in the overall net increase and income potential of your acquisition. Many factors should be considered in choosing the location. The proximity to transportation routes and employment is a major consideration. If you rent the property, the proximity to employment, entertainment, or college areas is an important factor as you want to acquire property in a stable base area with plenty of employment opportunities, entertainment, and educational facillities conveniently located nearby.
